Is LEED Really Worth It?

Is LEED Certification really worth it? 

While much of the U.S. real estate market has been floundering, one area has not seen a dip. Green building now accounts for nearly one-third of new construction in the U.S. That's up from 2 percent in 2005, according to McGraw-Hill Construction, which tracks the industry.

The numbers suggest a revolution is taking place within an industry that is historically slow to change. There are many factors — and many players — in this move toward green building.

The University of Michigan officials ran the numbers this year and decided that yes: the intangibles that come from LEED are worth the investment. The university committed to seek certification on all of its new building projects worth more than $10 million. -The cost of LEED certification is a relatively small percentage of the overall cost of a building.




-For a $100 million project of the average building type, the additional cost to reach LEED silver is only about 2 percent.
-LEED silver certification would add 4.7 percent to the cost of that same $100 million project.

Certified buildings get a plaque for prominent display. And if you already know all of this, it's a sign of the brand recognition LEED has developed.

How LEED Works

LEED is set up like an arbiter of a sort of building Olympics. Projects earn points for various features. Use renewable cork flooring, for instance, get a point in the materials and resources category. Use paint that doesn't give off toxic substances — score a point for indoor environmental quality. There are categories for water efficiency and energy. Pay the fees, rack up enough points, and win a basic, silver, gold or platinum rating. The Ross building achieved silver.

The word LEED meant nothing 10 odd years ago. And now that is literally like Kleenex is to tissues. I mean, you think of a LEED building and people think, 'Oh, it's a green building.' "

That's Right, We're in the Top 7!

Fayetteville recently made the list of Top 7 Unexpectedly Green Cities! 


"When we think of green cities, most of us think of the same perpetual lineup: Portland, Boulder, San Francisco, Seattle, and Burlington. We here at HuffPost Green wanted to expand the green cities label with some more contenders. What about Eugene? Fayetteville? Austin? Long Beach?
Rated one of the NRDC’s green cities to watch with a population of 67,158, Fayetteville is an up and coming green city nestled in the Ozark Mountains. Fayetteville boasts an impressive farmers market in the newly renovated downtown square, featuring fruits, vegetables, flowers and herbs. Since 2007, Fayetteville requires all buildings greater than 5,000 square feet to be LEED-Silver Standard certified. The city also instituted Project LIGHTS to provide energy efficient light bulbs to low-income residences. Fayetteville is the first in the state to employ a Sustainability Coordinator, using the funds saved through eco-friendly measures to pay for the job."

Recycling: Water

Between 1950 and 2000, the U.S. population nearly doubled. However, in that same period, public demand for water more than tripled! Americans now use an average of 100 gallons of water each day — enough to fill 1,600 drinking glasses! (EPA, 2008)

A recent government survey showed that at least 36 states are anticipating local, regional, or statewide water shortages by 2013. (EPA, 2008)

Most people realize that hot water uses up energy, but supplying and treating cold water requires a significant amount of energy too. American public water supply and treatment facilities consume about 56 billion kilowatt-hours per year — enough electricity to power more than 5 million homes for an entire year. (EPA, 2008)

Appliances and Fixtures in General

If all U.S. households installed water-efficient appliances, the country would save more than 3 trillion gallons of water and more than $18 billion dollars per year! (EPA, 2008)

If one out of every 100 American homes was retrofitted with water-efficient fixtures, we could save about 100 million kilowatt-hours of electricity per year — avoiding 80,000 tons of greenhouse gas emissions. The greenhouse gas savings would be equivalent to removing nearly 15,000 automobiles from the road for one year! (EPA, 2008)

Bathroom: Sink, Toilet, Bath, Shower

About 75 percent of the water we use in our homes is used in the bathroom. (California Energy Commission, 2006)

If your toilet is from 1992 or earlier, you probably have an inefficient model that uses between 3.5 to 7 gallons per flush. Newer, high-efficiency toilets use less than 1.3 gallons per flush — that's at least 60 percent less water per flush! (EPA, 2008)

If just 1 percent of American homes replaced an older toilet with a new WaterSense labeled toilet, the country would save more than 38 million kilowatt-hours of electricity — enough electricity to supply more than 43,000 households for one month. (EPA, 2008)

The average bathroom faucet flows at a rate of two gallons per minute. Turning off the tap while brushing your teeth in the morning and at bedtime can save up to 8 gallons of water per day, which equals 240 gallons a month. (EPA, 2008)

Letting your faucet run for five minutes uses about as much energy as letting a 60-watt light bulb run for 14 hours. (EPA, 2008)

Leaky faucets that drip at the rate of one drip per second can waste more than 3,000 gallons of water each year; A leaky toilet can waste about 200 gallons of water every day. If your fixtures have leaks, you should get them repaired! (EPA, 2008)

A full bath tub requires about 70 gallons of water, while taking a five-minute shower uses only 10 to 25 gallons. (EPA, 2008)

Other Household Water Needs

The average washing machine uses about 41 gallons of water per load, whereas newer, high-efficiency washing machine models use less than 28 gallons of water per load. (EPA, 2008)

The typical single-family suburban household uses at least 30 percent of their water outdoors for irrigation. Some experts estimate that more than 50 percent of landscape water use goes to waste due to evaporation or runoff caused by overwatering!
Consider installing a drip irrigation system to water your lawn and garden. These systems use between 20 to 50 percent less water than conventional in-ground sprinkler systems. They are also much more efficient than conventional sprinklers because no water is lost to wind, runoff, and evaporation. (EPA, 2008)

Recycling: Energy

The world's electricity demand is expected to double between 2000 and 2030. The greatest increase will occur in the developing world, and the most rapid growth will occur in people's homes. (Worldwatch Institute, 2007)

Electricity production is the leading cause of industrial air pollution in the United States, and is responsible for 40 percent of the nation's carbon emissions that contribute to global climate change. (Worldwatch Institute, 2007)

At most, 35 percent of coal's energy in a power plant converts to electricity. The remaining two thirds is lost as waste heat, benefiting no one and often harming surrounding ecosystems. (Worldwatch Institute, 2007)

Heating

Almost half of the average home's energy consumption is used for heating. (EIA, 2007)

Improperly sealed/caulked windows can account for up to 25% of total heat loss from a house. (Environment Canada, 2007)

Lighting

Lighting consumes up to 34 percent of electricity in the United States. (Worldwatch Institute, 2007)

Compact fluorescent light bulbs (CFLs) are an energy-saving alternative to incandescent bulbs — they produce the same amount of light, use one third of the electricity, and last up to ten times as long. (Worldwatch Institute, 2007)

If every household replaced its most often-used incandescent light bulbs with CFLs, electricity use for lighting could be cut in half. (Worldwatch Institute, 2007)

Where electricity is produced from coal, each fluorescent lightbulb used prevents 1,300 pounds (nearly 600 kilograms) of CO2 emissions and 20 pounds of sulfur dioxide from being pumped into the atmosphere. (Worldwatch Institute, 2007)

Appliances and Electronics

If you need to warm up or defrost small amounts of food, use a microwave instead of the stove to save energy. Microwave ovens use around 50 percent less energy than conventional ovens do. (California Energy Commission, 2006)

A refrigerator built 20 years ago uses 70% more energy than today's energy-efficient models. (Environment Canada, 2007)

Today's dishwashers are about 95% more energy-efficient than those bought in 1972 — your old dishwasher may be costing you more money in energy bills than it would take to buy a new one. (Environment Canada, 2007)

Many idle electronics — TVs, VCRs, DVD and CD players, cordless phones, microwaves — use energy even when switched off to keep display clocks lit and memory chips and remote controls working. Nationally, these energy “vampires” use 5 percent of our domestic energy and cost consumers more than $8 billion annually. (Alliance to Save Energy, 2005)

EPA's Lead Program Solution. Is it really though?


The EPA is starting a program April 22nd that will force all renovators and remodelers that work in homes pre 1978 to have their company and their selves certified through the EPA. I took their certification class this last Thursday. There was some good information to take away from it, but what I don’t understand is that you go through a real technical way to collect all dust during the project then turn around and throw it in the landfill. That’s right if it is less than 220 lbs (which most projects will be) you can just go throw it in the landfill. Does this make a lot of sense to you? On top of that they are really pushing to use tons of plastic to cover everything, and you can’t recycle it. That’s government for you. Yes we have increased the indoor air quality, but what will the side effects of this program be in 5 or 10 years. When will man become the solution and not the problem?

Natural Air Purifiers

The flowers to the right are some I put together for my office building. I love having a creative outlet a few times a month, but more than that I love seeing them! Plants bring natural beauty to our living spaces. By creating texture and balance, a room or patio can be transformed into an environment that comforts and welcomes. They can brighten our day in an instance simply by their presence. We give them for every occasion of life; birth, death, etc. But, just like most things in life, plants have a much wider role than just looking pretty. They’ve been proven to reduce stress so well that one glance at a plant lowers your heart rate. They also help clean the air we breathe by absorbing toxins and acting as little oxygen factories. Plants simply make us feel better. In this blog I'd like to inform you about the simple benefits of addings flowers and plants to your living environment.

Most of us are aware by this point in our lives that our physical state can often be a result of our emotional and mental state of being. One doesn't stand alone, but they all work together to make up who we are. So with that, we have to keep in mind that the beauty, smell, structure and balance of our home and where we spend such a large quantity of our time will play a large role on our physical bodies.

In the late 1980s, a study by NASA and the Associated Landscape Contractors of America (ALCA) resulted in excellent news for homeowners and office workers everywhere. The study concluded that common houseplants such as bamboo palms and spider plants not only make indoor spaces more attractive, they also help to purify the air!


Newer homes and buildings, designed for energy efficiency, are often tightly sealed to avoid energy loss from heating and air conditioning systems. Moreover, synthetic building materials used in modern construction have been found to produce potential pollutants that remain trapped in these unventilated buildings.

The trapped pollutants result in what is often called the Sick Building Syndrome. With our ultra modern homes and offices that are virtually sealed off from the outside environment, this study is just as important now as when it was first published.

While it’s a well known fact that plants convert carbon dioxide into oxygen through photosynthesis, the NASA/ALCA study showed that many houseplants also remove harmful elements such as trichloroethylene, benzene, and formaldehyde from the air.

NASA and ALCA spent two years testing 19 different common houseplants for their ability to remove these common pollutants from the air. Of the 19 plants they studied, 17 are considered true houseplants, and two, gerbera daisies and chrysanthemums, are more commonly used indoors as seasonal decorations.

The advantage that houseplants have over other plants is that they are adapted to tropical areas where they grow beneath dense tropical canopies and must survive in areas of low light. These plants are thus ultra-efficient at capturing light, which also means that they must be very efficient in processing the gasses necessary for photosynthesis. Because of this fact, they have greater potential to absorb other gases, including potentially harmful ones.

In the study NASA and ALCA tested primarily for three chemicals: Formaldehyde, Benzene, and Trichloroethylene. Formaldehyde is used in many building materials including particle board and foam insulations. Additionally, many cleaning products contain this chemical. Benzene is a common solvent found in oils and paints. Trichloroethylene is used in paints, adhesives, inks, and varnishes.

While NASA found that some of the plants were better than others for absorbing these common pollutants, all of the plants had properties that were useful in improving overall indoor air quality. NASA also noted that some plants are better than others in treating certain chemicals. For example, English ivy, gerbera daisies, pot mums, peace lily, bamboo palm, and Mother-in-law's Tongue were found to be the best plants for treating air contaminated with Benzene. The peace lily, gerbera daisy, and bamboo palm were very effective in treating Trichloroethylene. Additionally, NASA found that the bamboo palm, Mother-in-law's tongue, dracaena warneckei, peace lily, dracaena marginata, golden pathos, and green spider plant worked well for filtering Formaldehyde.

After conducting the study, NASA and ALCA came up with a list of the most effective plants for treating indoor air pollution. The recommended plants can be found below. Note that all the plants in the list are easily available from your local nursery.


1. Philodendron scandens `oxycardium', heartleaf philodendron
2. Philodendron domesticum, elephant ear philodendron
3. Dracaena fragrans `Massangeana', cornstalk dracaena
4. Hedera helix, English ivy
5. Chlorophytum comosum, spider plant
6. Dracaena deremensis `Janet Craig', Janet Craig dracaena
7. Dracaena deremensis `Warneckii', Warneck dracaena
8. Ficus benjamina, weeping fig
9. Epipiremnum aureum, golden pothos
10. Spathiphyllum `Mauna Loa', peace lily
11. Philodendron selloum, selloum philodendron
12. Aglaonema modestum, Chinese evergreen
13. Chamaedorea sefritzii, bamboo or reed palm
14. Sansevieria trifasciata, snake plant
15. Dracaena marginata , red-edged dracaena

For an average home of under 2,000 square feet, the study recommends using at least fifteen samples of a good variety of these common houseplants to help improve air quality. They also recommend that the plants be grown in six inch containers or larger.

Turn the Lights Out!

I remember growing up and not understanding why my parents made such a big deal about us leaving one or even two lights on in the house when we left. Some part of me thought that maybe a light bulb could explode and start a fire or something ridiculous like that.

It wasn't until I got my own apartment and realized how outrageous an electricity bill can be (for a one bedroom) that I began to understand. It's the little things in life that add up. Like when one person doesn't put their dishes in the dishwasher or one person doesn't wipe off the counter after making a mess. That one leads to another that leads to another and before long you have entirely filled up sink of dirty dishes and a countertop covered in ants and roaches. Ok, ok, so that's a bit extreme, but hopefully you get the point.

Between lights, electronics and appliances, electricity accounts for almost 40 percent of the average home's energy use! But there are ways to cut back in each category without sacrificing and turning into an extremely anal live-by-candelight home owner.


By changing 10 bulbs and replacing three major appliances with energy-efficient models, you can save hundreds of dollars per year!

A survey in Consumer Reports reported "that many Americans are already taking advantage of those savings. Almost two-thirds have replaced incandescent lightbulbs with a CFL or LED. As for appliances, 34% have upgraded to an energy-efficient model. It doesn't make sense to pitch a perfectly good appliance or electronic item, but if you're in the market for a new one, the type you choose can make a big difference. (For example, side-by-side refrigerators use more energy than top-or-bottom-mounts, top loading washers use more electiricyt and water than front-loaders, and plasma TVs use more lectricity than LCD sets)

Easy, low-cost solutions: Plug electronics into power strips with built-in senors that automatically shut off devices that aren't in use. Set your computer to hibernate. Use LED or CFL lights in place of your old regular bulbs (More about this in our next blog). Turn off lights when you leave a room."

The History of "Green"

Before we started this company, Greenovation Builders was just a thought in our hearts and minds. We were going about our day to day lives, living out our own convictions and understanding of what was best for our family, enjoying our jobs, but always thinking of the possibility to do more. Little did we know what was coming.

In the fall of 2008 when the economy took a turn and situations and circumstances freed up more of our time, we decided it was time to think BIG. To think about the possibilities of doing more. It started with what seemed like big ideas, but were actually very small ideas. We realized that with all of our experience and training, as well as the abundance of knowledge we have gained over the years, that it was not only a conviction for our personal lives, but an opportunity and obligation to share with others. The timing couldn't be more perfect.

"Going Green" or the "environmental movement" has gained momentum in recent years, but is actually traced back to much of the philosophical thought of the latter part of the 19th century. An article entitled "A Brief History of the Modern Green Movement in America" (WebEcoist) sums it up very well:

"Environomentalism isn't a trend, or a cult, or a form of hysteria. It is rooted in American philosophy and, being at once innovative and practical, idealistic and active, one could easily define modern environmentalism as quintessentially American.

Environmentalism in America today is defined as: "...advocating the sustainable management of resources and stewardship of the environment through changes in public policy and individual behavior. [It is a] recognition of humanity as a participant in (not enemy of) ecosystems [and] is centered on ecology, health, and human rights.

There have been many names, books and eras worth mentioning that helped to spur on this movement, a few being:

Henry David Thoreau in his book Maine Woods
Rachel Carson’s breakthrough book Silent Spring
George Perkins Marsh who championed preserving the natural environment in 19th century
1860s-the United States government saw fit to create parks and set aside wild lands for public good
Teddy Roosevelt-publicized and popularized conservation
1970's-Natural Environmental Policy Act, the Clean Air Act, founding of Earth Day, banning of DDT, theWater Pollution Control Act were established
In the 1990's radical environmentalism formed a bad reputation for those "going green", depicting them as being "religious, cult-like, anti-society, anti-property ownership and anti-capitalist". It wasn't until the early years of the new century that "sobering international events, catastrophic weather, visible climate change, 9/11 and war, gas shortages and scientific consensus legitimized environmental concerns".

Today, "Going Green" encompasses a lot. There is conservation of natural resources, conservation of energy, energy independence, eliminating or reducing chemicals in agriculture and home use, protecting and conserving drinking water, protecting species and habitats, human rights, reducing pollution.

That's just to name a few. From food, to water, to cleaning products, the abuse of chemicals and overuse of natural resources seems to infiltrate our current lives. This, in turn, has heightened our national awareness to the importance of "going green".

Here at Greenovation Builders we believe that we have been given much, so that in return we can give much; be that through education, experience, hands on building or helping you design your next home. Our main objective while educating on "going green" is to illustrate how to live a healthier life. This in turn activates forward thinking for responsible stewardship of the earth we've been given today so that it is available for the generations who are here tomorrow!

Some Surprising Statistics

The reality of the following information is what drives our green passion and our company. It makes us want to share what we know with as many people as we possibly can.


Here are some surprising statistics:


Due to the human industrial revolution, we have lost 50% of our wetlands, 50% of our forests, and 70% of our marine fisheries.


Buildings consume 40% of the world’s energy and materials. When you factor building construction into that, the number jumps to 48%.


The National Toxicology Program has identified 246 substances that are either “known carcinogens” or “reasonably anticipated to be a carcinogen”, and most of them are still legal and used in products we use everyday.


A study by the Environmental Working Group tested the umbilical-cord blood of 10 American babies born in 2004 and found an average of 200 industrial chemicals and pollutants in each baby’s blood.


45% of carbon emissions come from buildings. (Cars are only responsible for a 1/3 of all emissions.)


An upfront investment of just 2% in green building design, on average, results in a lifecycle savings of 20% of the total construction costs---that’s more than ten times the initial investment!


According to the Environmental Protection Agency, roof installation is estimated to generate 7 to 10 MILLION TONS of asphalt-shingle waste ANNUALLY.


Americans spend 80-90% of their time indoors, typically without much, if any, fresh air.


Benzene, a known carcinogen used in waxes, paints, and paint thinners can lead to a decrease in red blood cells, and possibly cause anemia, bone-marrow damage, excessive bleeding, immune-system depression, and dry, scaly skin.


A $4 per square foot investment in building green nets a $62 benefit per square foot over 20 years.


Did you know that the average homeowner has enough cracks and peep-holes in their home to equivocate to a 4x4 ft hole in their ceiling?


Exposure to chemicals in mainstream building products today can create anything from nausea and headaches to reduced IQ, deficits in intellectual ability, poor short-term memory and poor attention span.

According to the American Lung Association, the EPA ranks poor indoor air quality among the top five risks to public health. The level of air pollution inside the home can be 2-5 times higher than outdoor levels.


Between 1980 and 1995, rates of childhood asthma DOUBLED.

Green Cleaning

I wanted to take a minute to address the issue of toxic cleaning products potentially used within your home today.


Its seems to be that in our “germophobic” culture today we are inundated with the idea that our homes cannot get clean unless we put on a gas mask and spray all surfaces with some potent mix of toxic chemicals. This belief is simply and absolutely not true.


It is unfortunate that in the name of “no bacteria” we have not only depressed the ability for our bodies to naturally fend for themselves, we have also created an indoor environment that is quite possibly more harmful than any bacteria would ever be.


How many times have you cleaned the bathroom with your nose and eyes burning? For the health of you—and even more so for your children’s or pets’ (who have a smaller body mass and can get a higher concentration of toxins in their body at a much faster rate)—it is time to debunk this myth.


What’s so wrong with my mainstream cleaners?


Currently, there are close to no regulations on chemicals used in cleaning products for the home. There have not been tests run to look at the cumulative effects of these chemicals on the body over time. Today, it is estimated that the average American has 700 pollutants running through his or her body. Now, imagine the amount of pollutants that your child will have in his or her body if exposed to toxic cleaners from birth on.

The chemicals you may clean with don’t just “disappear” down the drain. They get into waterways and return back to you! Even if they are being filtered out of your drinking water, they are still present when irrigating crops or feeding animals. This means these chemicals have made their way back to through your food. Not good!

The VOC’s (volatile organic compounds) and toxic chemicals you smell when cleaning with mainstream products are absorbed into your lungs and then enter your bloodstream. As surely as the breakfast you ate today went down into your belly to be absorbed, these chemicals enter your body through the skin or lung tissue. Over time (or sometimes immediately) you will feel or see the effects of these toxins. (i.e., headaches, wheezing, skin-irritations, dizziness; all the way to developmental disruptions in children or abnormal cell growth within the body.)


Think about it, what else it your body going to do with this stuff? Foreign chemicals floating around in your blood stream. Your body hasn’t a clue what to do with them. It is going to wreck havoc, one way or another.


(P.S. Even if someone else cleans your home for you, the chemicals don’t disappear off the surfaces—they rub onto your skin upon contact. And, the gases remain within your home, especially when the windows are closed! Plus, your cleaner will be grateful if you decide to make a healthy change in cleaning products.)



Here’s the good news: There are plenty of healthy, refreshing, and delicious smelling ways to effectively clean your house safely AND kill bacteria! You don’t have to sacrifice effectiveness and ease of cleaning when you are changing over to more natural products.


Natural cleaners create a breathable, clean, healthy indoor environment. Don’t be fooled by cheap cleaners sold the have “Natural” or “Biodegradable” plastered on the front of the bottle. There are no regulations as to what companies can or can’t put on the bottles.

If you are not interested in creating your own solutions, go to your local health food store to search out some reputable companies with a real concern for the consumer and the planet.


If you are interested in really going “back to the basics” with your cleaning products, start with an arsenal consisting of baking soda and borax for scrubbing tubs and sinks, vinegar (distilled white, diluted) for cleaning glass and insides of toilets, lemon juice as a stain remover, and a general purpose green cleaning solution for floors, countertops, furniture, baseboards, walls, and anywhere else that suits your fancy. Welcome!

Welcome to the Greenovation Builders Blog!

This day has been 30 years in the making. I have always known this day would come and after graduating college with a Bachelors in Construction Management, as well as working in Northwest Arkansas for the past eight years, I have gained key understanding and experience needed to be the builder I am today. My true passion is leaving a lasting legacy for not just my generation, but for many generations to follow and the way I have found to do this is by building sustainable, energy-efficient, healthy homes. This is where my my passion comes together with my experience and training.

My wife and I are very excited about the future of Greenovation Builders and the impact this company will have on Northwest Arkansas and the surrounding area. We believe that 'green' is more than a fad, but a shift in the way we live and think. It is bigger than just one company. It will take us all linking together to make this shift! It will take more than we alone have to give and will be rewarding in ways that we may never see, but we believe it is our responsibility to educate the public.
